What income-restricted means here

Rent is set by the program, not by the market

Prairie View has rent limits written into how the community was built. These are income based apartments in Kearney: when rents rise across town, these homes stay tied to local household incomes.

There is a maximum income, not a hardship test

You do not have to prove you are struggling. There is simply a ceiling on household income — if you are under it, you can apply.

You qualify on gross income and household size

We look at your household's total income before taxes for the year, and how many people will live there. Larger households can have more income and still qualify.

Income limits are set for Buffalo County and change from time to time. The leasing office confirms the current limit for your household size. Some apartments have lower income limits. The office will confirm which apartments you qualify for.

Rent is based on your income, not your job

You do not need a job to live at Prairie View. What matters is your household's total income — where it comes from doesn't.

We count wages, Social Security, SSI and SSDI, disability, retirement and pensions, child support and alimony, unemployment, TANF, veterans' benefits, and self-employment.

Many apartments come with rental assistance built in. For those homes, your rent is based on your household income.

You will also need to show you can cover the rent — generally income or assistance worth about two and a half times the monthly rent. Rental and utility assistance both count toward that. Not sure how this applies to you? Call us at 308-234-4916.

Everyone is welcome to apply

Prairie View Apartments is an equal housing opportunity community. We do not discriminate on the basis of race, color, religion, creed, national origin, familial status, disability, sex, marital status, age, gender identity, or sexual orientation. We also do not discriminate against applicants whose income comes from any public assistance program, or because an applicant has in good faith exercised their rights.

Families with children are welcome. Single-parent households are welcome. Households on fixed or benefit income are welcome. Households receiving rental assistance are welcome.

If you need a reasonable accommodation or modification because of a disability — at any point, including while applying — tell us and we'll work with you. Contact our office staff at 308-234-4916. We have Spanish-speaking staff on site.

What we check when you apply

Every application is reviewed the same way, under one written policy. Here is what that means in plain language:

  • Your rental history. We require two years of rental history documented by a landlord. An application may be denied when a reference shows failure to pay rent on time or evictions filed within the last two years, damages or unpaid rent over $1,000, or repeated disturbances.
  • Your credit. We require one year of credit history, no current collection accounts from rental companies, and more than half of tradelines showing positive payment history. Medical bills and student loans are not counted, debts under $100 are disregarded, and having no credit history is not held against you.
  • A background check. Criminal background checks go back no more than five years. Convictions for sex offenses result in denial regardless of when they occurred. Convictions for violent crime and drug manufacturing or distribution are also grounds for denial. Management considers the circumstances of each case.
  • Your income. You must show the ability to pay through access to funds equal to about 2.5 times the monthly rent, or rental or utility assistance that covers it.

If your application is denied, you will receive written notice explaining why, and you have the right to appeal in writing within 14 days.
